OPTIONS! That’s one of the many benefits of being a Mortgage Broker. We have options and we’re able to help you regardless of your situation.
Scenario #1 - If you have good credit and you’re looking for the best rate, we work with many lenders (including banks) so we’re able to get you the best rates & products available in the market & at no cost!
Scenario #2 -Turned down by the bank or credit union ? Good chance it’s because of credit, or you started a new business (self-employed), or you're simply looking for more buying power. Good news is we work directly with lenders that specialize in those situations.
Scenario #3 - You NEED money! Could be one of many reasons; turned down by multiple lenders, don’t have income, Opportunity, emergency, over leveraged, construction related, etc. We work with equity lenders (private lenders) who don’t look at your income to determine if you're approved. The rates are higher and there are fees but at least there’s an option.
More importantly than having options, a mortgage broker should be providing guidance, honest advice, education, and should have YOUR best interest in mind. Not trying to sell you the easiest, quickest, highest paying solution.
