By having your documents ready to go, you put yourself in a position to win and also increase your chances at better rates. Imagine missing out on an opportunity because you couldn’t find the required paperwork on time. The sooner we have all the necessary documents; the sooner you can get your approval. See the checklist below to get an idea of what is required for your type of mortgage. Most of these documents may not apply to your situation so please call or e-mail for further clarification.

Income Verification Types

  • Two most recent pay stubs

  • Letter of Employment

  • T4 Slips – 2 years

  • Notice of Assessment – 2 years *

  • T1 Generals - 2 years *

  • Company Financial Statements – 2 years

Confirmation of Down Payment

  • Bank statements for the past 90 days showing the down payment in your bank account. Statements must also have borrower’s name and address.

  • Latest Financial & Investments Statements (RRSP, TFSA, etc.)

  • Gift Letter if down payment is gifted

  • Sale of Home (Seller’s Statement of Adjustments or Contract confirming sale)

Property Documents

  • Contract of Purchase & Sale

  • Property Disclosure Statement (PDS)

  • Form B (if applicable)

  • AGM + Last 6 Months Strata Minutes (if applicable)

Additional Documents

  • Appraisal

  • Photo ID

  • Void Cheque

  • Solicitor Information

  • Rental Agreements

  • Mortgage Statements
